商辦冷颼颼 洛杉磯摩天大樓怡安中心屋主慘賠37.7億出售

〔財經頻道／綜合報導〕商辦不動產價值持續受到高空置率和融資成本攀升衝擊，洛杉磯第三高摩天大樓怡安中心（Aon Center） 以1.478 億美元（約台幣46.26億）的價格售出，比前一次交易價格（2014年）2.685億美元（約台幣84.04億）低了45 %，大約降價台幣37.7億元。

《彭博》報導，由於遠距工作以及利率不斷上升，壓低商辦不動產價值，根據房地產分析公司 Green Street 的數據，全美商辦價格較 2022 年第一季的峰值下跌了 35%，洛杉磯市中心就是苦主之一。

洛杉磯市中心今年最大宗的商辦成交案就是怡安中心，以1.478億美元賣出，相較於上一次的成交價格降幅約45%。

根據房產交易紀錄，位於威爾希爾大道（Wilshire Blvd）樓高62層的怡安中心，建於 1973 年，並於 2014 年被 Shorenstein 以約 2.685 億美元的價格買下來。

未來怡安中心新東家則是洛杉磯投資公司 Carolwood LP、Daniel Abrams和Adam Tischer。代表買家的高力仲介富爾普（Sean Fulp）說，怡安中心擁有資本充足的新業主，對吸引和留住那些希望在洛杉磯市中心擁有設施齊全的承租戶而言，具有競爭力。
