樓塌了？2022中國房地產虧損恐達6兆暴增75％

〔財經頻道／綜合報導〕即使中國政府釋出多項利多救市，房地產未見起色。多家機構預測，2022年中國商品房銷售額約13.5兆人民幣（約台幣58.4兆元），同比跌幅約25%，對應銷售額減少約4.7兆人民幣（約台幣20.3兆），預估中國房地產行業2022年淨損將達到1.4兆人民幣（約台幣6.06兆元），同比暴增75%。

中媒財新報導，市場研究機構克而瑞發布最新統計，11月中國重點30城市的成交面積環比下降14%，創半年單月新低，同比跌幅擴大至30%。當月百強房企實現銷售金額5589.8億人民幣，環比微降0.3%，同比下降25.5%。

其中，商品房銷售慘兮兮，中國指數研究院數據顯示，2022年前11個月，中國百強房企銷售總額僅6.73兆人民幣，同比暴減42.1%，距離2022年結束僅剩一個月，銷售情況不樂觀。

多家機構預測，2022年中國商品房銷售額13.5兆人民幣，同比跌幅約25%，對應銷售額大約減少4.7兆人民幣。

中國國盛證券則估計，中國房地產行業2022年淨損將達到1.4兆人民幣，同比或將暴增75%。2023年，房地產行業的淨損則可能介於8千億至1.5兆人民幣之間。

一位房企高管坦言，自2021年下半年以來，房地產銷售銳減，融資收縮，行業陷入前所未有的現金流危機。加上市場信心缺失，銷售額大減，房企難以走出困境。
