中國富豪急套現逃難？上海待售中古屋暴增30％

〔財經頻道／綜合報導〕習近平取得3連霸後，持續將手伸進有錢人口袋，加上經濟情勢嚴峻，有錢人大舉出逃。富豪匯聚的上海，10底待售中古屋已達13.54萬筆，比去年底暴增30%，仲介機構不諱言，想脫手的屋主若非移民，就是計畫將錢轉到海外。

《南華早報》披露，隨著越來越多的富豪計畫賣房套現並離開中國，上海房市呈現螺旋式下降趨勢，不會停止。根據當地房管局官方網站，10 月底待售的中古屋達 13.54萬筆，比9月增加 7.8%。

上海房地產經紀人的公開訊息顯示，10月待售中古屋件數比 2021 年底高出近 30%。浦東新區房地產中介機構經理宋玉林（音譯）表示，越來越多有錢人想脫手房產，除了押注當地房地產市場持續低迷外，大多數人要嘛正在考慮移民，要嘛計劃將部分資產配置到海外。

今年48歲的上海居民Eddy Zhou 直言，由於家人計劃移民到葡萄牙，將拋售價值超過 1000 萬人民幣的房屋，且不得不盡早賣出，避免市場進一步低迷。Zhou 還預期，未來幾年會有更多中產階級離開中國，因為他們越來越擔心經濟前景。

除了待售屋件數增加外，價格也走低。根據中國國家統計局的數據，10 月份上海中古屋價格環比下跌 0.4%，這是 2021 年 11 月以來上海房價首次出現環比下降。當地經紀人亦稱，屋主必須降價 10%，才有機會吸引買家上門。
